Neighborhood

Broad Avenue Arts District is a fun and exciting neighborhood with cool cafes, art and specialty stores. There are also many places to eat, from easy-going spots to fancy restaurants, where you can try tasty food like Southern dishes or food from different countries.

You’ll also find a wide range of restaurants, from casual eateries to fine dining establishments, that serve up delicious cuisine ranging from Southern comfort food to international fare.

Access

The apartment is all yours, with no one bothering you, for as long as you’re staying. So chill out, relax, and welcome home!

House Rules

NO UNREGISTERED LONG TERM GUESTS without prior approval. For the purposes of this agreement, “long term guests” shall be defined as guests with the intention to occupy the property in excess of three (3) consecutive days. Long term Guests not listed on the reservation cannot check-in or enter the property without written confirmation from your host. If additional long term guests enter the property without approval, we reserve the right to have those people leave or terminate the reservation immediately without refund. There will also be a $50 charge per guest/per day for all unapproved long term guests that were not listed on your reservation.
OCCUPANCY LIMITS. Occupancy is limited to four guests (i.e. two guests in each bedroom). Infants under the age of two are not included in this count.
QUIET HOURS are strictly enforced from 9pm-9am everywhere in the complex. Even outside of those hours, music and noises from your unit cannot disturb surrounding tenants. NO PARTIES, EVENTS, OR GATHERINGS ALLOWED. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $250 violation fee and a one-time warning. If a repeated violation occurs a second time, a $300 fee will apply and the reservation will be immediately terminated without refund.
OUTSIDE CAMERA. Tampering with or breaking the outside cameras in any way, including disabling, covering, or blocking will result in a $350 maintenance repair/violation fee and immediate removal from the property without a refund.
7. 🚭NO SMOKING OR VAPING🚭 inside the property, or on the building’s outside amenities at anytime. There is a ZERO tolerance for smoking. We reserve the right to use non-visual smart sensors designed to indicate the presence of tobacco, marijuana, and/or vaping smoke. If evidence of smoking of any kind, smoking paraphernalia, ashes, and/or burn marks are found INSIDE of the apartment, a deep cleaning fee of $350 will be charged. The Host in that instance also reserves the right to immediate cancellation with no refund.
COMPLAINTS. Any complaints regarding the property must be expressed to the host in writing immediately. Permission will be automatically granted for the property manager and/or hosting team to enter the property to attempt to remedy any complaint. Any denied permission of entry automatically forfeits your request for a refund to the host and/or the space is determined suitable for the entire stay.
NO REFUNDS FOR THIRD PARTY AMENITIES. We are not responsible for property amenities being closed or serviced during your stay (i.e. gym, laundry services, etc). However, we will do our best to alert you in a timely fashion of third party amenities being closed prior to your stay. We are also not responsible for third party amenity interruptions such as electricity, cell phone signal, water, electricity or internet outages, out of the control of the Host, including but not limited to downed power lines, extreme weather, cell phone service interruptions, etc. In the rare case that an interruption to these services occurs during your stay, please alert your host immediately to ensure the quickest resolution!
ADDITIONAL FEES. If you break or damage something inside the apartment beyond what would be considered reasonable wear and tear, you will be responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An inventory has been completed of every item in the unit.
FEMININE PRODUCTS. Please do not flush feminine products, trash, or disposable wipes down the toilet. Dispose of these items in the waste bin located next to the toilet.
PETS are allowed with the written consent of the Host. Only pets approved, and part of your rental agreement are to be in your unit or on the premises. You are responsible for cleaning up after your pet. All rental agreement obligations apply. All pets must be on a leash when outside in the property. A $500 cleaning/violation fee will be charged if evidence of a pet entering the apartment is found without prior approval.
LOST KEY/KEY FOB. If the key or key fob is lost, you will be charged a replacement fee of $250 per key fob and $50 per key.
FORGOTTEN BELONGINGS. We are not responsible for any forgotten personal belongings left inside the apartment after checkout time. To retrieve personal belongings, you must claim your items within 24 hours of checkout time via writing to your host. A fee of $50 for shipping cost will apply to receive your items.
PEST CONTROL. Pest control is completed periodically throughout the apartment complex and all apartments. The apartment is also cleaned and sanitized per CDC guidelines prior to each stay. A walkthrough with photos is completed during the cleaning process to verify that the apartment is free of pests and germs before each guest arrives.
INJURY & HARM. We are not responsible for any bodily injury or harm that occurs in or outside of the apartment during your stay. Additionally, we are not responsible for any damage to your material belongings or possessions inside or outside of the apartment. This includes damage that may occur in the outdoor areas such as the underground parking garage, outdoor parking lot, lobby, etc. The apartment interior is thoroughly cleaned, disinfected, and inspected prior to each stay and is confirmed suitable and safe before your check-in time.

This property is suitable for business travelers, traveling nurses & medical staff, students, families, and NOT suitable for any parties, events, or gatherings.

BOOKING THIS PROPERTY AND CHECKING INTO OUR APARTMENT CONSTITUTES AGREEMENT TO ALL OF OUR HOUSE RULES. YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK, COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OR COMPLETE REFUNDS FOR ANY SUCH DISCLOSURES AS LISTED ABOVE.
